How to Tell Whether Your Drywall Is Still Wet

Drywall is a gypsum core with paper bonded to each face, and that bond is what keeps a sheet stiff. Days of water pulls it apart and your board goes soft. There are two things you can check yourself.

What Your Thumb Tells You About a Stained Wall

Press the middle of the mark with the flat of your thumb, gently. Board that feels firm has almost always come through it fine. Board that dents, or feels spongy, has lost its core and comes out. Your paint gives a second reading: a stain under tight, flat paint is an old one, and bubbled paint means there's water in the board now.

The Wet Board Runs Past the Stain You Can See

Water travels sideways along the framing before it comes through, so the soft board reaches past the edge of your mark, sometimes into the next stud bay. That's why the opening we cut is bigger than the ring. We're finding the edge of the damage rather than making more of it.

Drying the Cavity Before Board Goes Back On

This is the step that gets skipped, and it decides whether you pay for that ceiling once or twice. Wet insulation comes out, because fiberglass holds water for weeks. An air mover moves more air through the cavity in a day than a closed wall sees in a month, and a moisture meter tells us when the framing is dry.

Board fixed over a damp cavity looks finished for about a month, and then the stain comes back through your paint.

The brown ring tells you very little about the price, because everything that decides it sits behind the surface. So we open a small area first, then hand you the price in writing. Most of the time it lands lower than people expect.

Where the Water in Your Ceiling Usually Comes From

Four things account for most of what we open up in San Antonio, and three of them are somebody else's trade to close. We'll tell you which one you're looking at before we price any drywall.

The Four Places a Ceiling Stain Usually Starts

  • The roof. A lifted shingle or tired flashing lets water into the attic, where it travels along the framing before it shows. A roofer closes that one.
  • A supply or drain line. Under a bathroom it's usually a supply connection, a toilet seal or a shower pan. A plumber closes that one.
  • The air conditioner. The condensate line clogs, the pan fills, and your ceiling under an attic air handler is where it lands. An air conditioning contractor clears it, and it catches people out because it turns up in a week with no rain.
  • An appliance. A washing machine hose or a dishwasher line lets go once, soaks the bottom of a wall and stops. Often there's nothing left for anybody to fix.

When the Stain Is Old and the Board Is Sound

Not every mark has something live behind it, and that's the good version of this call. Board that's dry and firm doesn't need cutting out. It gets sealed with a stain-blocking primer, then textured to match whatever is already on your ceiling. Usually that's orange peel, which is sprayed on and left with all its little peaks standing, or knockdown, which is the same spray pressed down so it dries as wide soft plates instead.

Ordinary paint straight over a water mark lets the stain bleed back through within weeks, which is the whole reason for the sealing coat.

Not usually. A splash you wiped up the same evening leaves board as good as it was. What ruins drywall is days of damp behind a closed wall, and that's nearly always a slow leak rather than a spill.

How long does it take for drywall to dry after water damage?

A splashed surface is dry in a day. A cavity with wet insulation behind closed board can still be damp weeks later, because no air moves in there. So your wall gets opened, put on an air mover and checked with a moisture meter before anything closes.

Does homeowners insurance cover water damage in walls?

Your homeowners insurance policy decides that, and your insurance company is who can tell you, so we'd rather point you straight at them.
